One system for the whole life of a deal — list it, fund it, report on it, pay it out.
Post a listing once and it reaches only the buyers and capital whose buy box actually fits — then every view,
enquiry, and call is tracked back to the channel that produced it, so you can hand the seller a report showing
exactly what their listing reached. Equity listings carry through to funding and investor reporting on the same
records, which is why both sides read from one set of numbers. This is a demonstration environment: the
Summit Equity entity, its investors and the other three listings are fictional sample data. Willow Lake RV
Park is the exception — it is a real Prescott park, assembled entirely from free public records, and it is not
for sale. Its property facts are sourced and badged; its demand figures are a modelled projection, never
observed performance.

a buy box, not a mailing-list entry — asset class, geography, ticket size, and how recently their funds were
verified. A listing reaches a buyer only when the buy box matches, which is why the funnel counts matched reach
rather than list size.

Arizona requires a licence to broker commercial mortgage loans (A.R.S. §6-903), so this directory is
informational: borrowers contact lenders directly and no loan application is received, packaged, or forwarded here.

Provenance badges on every diligence field — each figure now says where it came from: a county or federal record, the operator's own material, a third-party directory, or a modelled estimate. A number with no source is a liability, not an asset.
A real subject — the anchor listing is now Willow Lake RV Park in Prescott, assembled entirely from free public records (county assessor, treasurer, GIS, FEMA flood layer). It is a real park and it is not for sale; the package is a spec deal room, the exhibit you bring to win a listing.
Projections are labelled as projections — a spec listing's funnel now carries an Illustrative projection marker on the panel itself, because that panel gets screenshotted on its own and a projection that travels without its label becomes a performance claim.
No invented price, NOI or cap rate — on a property whose owner has not offered it for sale, those three lines would have to be made up. The package ends with what the public record cannot tell you instead.
Renamed to Listing Machine — the console sells listing distribution, so it is named for the work it does rather than the outcome.
Buyers and Capital split — one "investors" list conflated two different counterparties. Buyers purchase the asset; Capital funds someone else's purchase. Each is a buy box (asset class, geography, ticket size, verification), not a mailing-list row.
Debt listings withdrawn — brokering commercial mortgage loans in Arizona requires a licence (A.R.S. §6-903), so the platform no longer carries a debt listing kind. Lenders remain as a reference directory only.
